| 探讨了运用重置成本标准评估房地产的方法——细节分析法、指数调整法、要素增值系数法、单方造价法、历史成本法；运用现行市价标准评估房地产的方法——市场比较法；含有大修理费用的房屋评估方法，因素综合计价法和利用加权投资年限代替房屋已使用年限，求得房屋的有形损耗率、有形损耗及房屋的评估价值。 |

| This paper probes into real estate appraisal methods,which have covered:with valuated cost criterion ,detail analysis method,index adjustment method,key element appreciated coefficent method,unilateral cost method and historical cost method;with current market price criterion,market comparison method;method for houses with heavy repair expenses;composite key element valuation method,and the method for the settlement of value appraisal of houses,and the material loss ratio and material loss of old houses with weighted investiment years instead of tenure of use. |
